Quick (Step By Step) Guide To Buying

Helping you through what to expect

(When We work together I will supply you with a more in-depth Step by Step process to guide you though this experience. )

Step 1. Check your Credit Report and Score- 
By law you can get 1 free credit report each year: 

                                              Annualcreditreport.com

Step 2. Determine how much you can afford (Not Just Qualify For). 

Step 3 & 4. Get Pre-qualified & Pre-approved OR Find a Real Estate Agent An agent.
-Your agent will have a loan officer they frequently work with and can send you their information to start the process!


*When getting approved they will ask for documents of income:
The more you supply them with at first the more accurate it will be. 
     -W2 Statements.
     - Pay Stubs.
     -Bank account Statements. ETC. 

 
Step 5: Shop for your home- Tour homes in your price range. 

Step 6: Make an Offer. (Negotiate) 
Always take as much time as you need to find the right home. We can search high and low, far and wide, I am here with you through the whole process!


**Escrow is then opened: This is the period of time that it takes to complete all the remaining steps in the home buying process.
 
Step 7: Home Inspection 
*Negotiate repairs with Seller.
 
This is the time when other inspections will take place if needed:
-Septic
-Well
-Other(s)


The Lender will arrange for an Appraisal of the home. 
You will receive the amount the Property/Home appraised for

AND
The Appraisal will indicate anything needing repairs.

That  will then go to the lender and they will return with what they require to be fixed/repaired to pass for financing. 

As you can imagine there is a lot of paperwork involved in buying a house. 


Step 8: Closing Day
**Signing paperwork required for the purchase of the property.
      -Including loan documents. 

 

At least 3 days to close/take possession after the (CD) Closing documents are created by Escrow/Title.
At times you can get keys same day as signing if the CD was created at least 3 days prior to signing day.

-Your title company will send you the (CD) to review prior to closing.

Get your keys, and MOVE IN!! 

Your agent will ask for information to contact your lender
or to have your lender contact them.
(Please allow your agent to be in all Email threads for good communication)

They will be in touch with your lender throughout the whole process.
